How to register with SES Hospedajes, step by step
Before you can file a single report, you need to register with SES Hospedajes as a landlord or establishment holder. It's a one-time process (per role and per property) done with your electronic ID — here's what it involves.

Gather these before you log into the electronic portal:
- Cl@ve or a digital certificate, in the name of whoever signs the registration (an individual, or a company representative).
- The landlord or operator's details: name or company name, tax ID (NIF/CIF), address.
- The property's details: exact address, accommodation type, and capacity.
The official registration steps
Broadly, the process looks like this:
Log into the SES Hospedajes portal
Using Cl@ve or a digital certificate, access the Ministry of the Interior's portal for traveller registration.
Register as a landlord or operator
Sign up as the individual or company carrying out the hospitality activity, with your tax details.
Register the establishment or property
Add the property with its address, type (tourist rental, hotel, guesthouse…) and capacity.
Get your codes
The system assigns you an establishment code and, where applicable, a landlord code. You'll need these to identify every report you file.
Set up how you'll file reports
You can file manually from the portal, or, if you manage several properties or bookings, hand the filing over to a service provider like Checkinea.
Common registration mistakes
The most frequent stumbling blocks:
- Confusing SES Hospedajes registration (a national obligation) with the regional tourism register (RTA/VUT) — they're separate procedures, and most properties need both.
